In the middle of nature, surrounded by the vineyards of Cahors, lies this completely renovated in 2018 old water mill on over 4 ha of private property. The course of the little stream ‘Ruisseau de Sainte Matré’, which once supplied the water mill with water, lies as the boundary of the property a few metres next to the large covered outdoor kitchen. The total is an ideal place to relax, and a great base for day trips.
Passing the entrance (5m²) you either walk into the large living room (58m²), or into the adjacent kitchen (18m²), or into the hallway to the 3 bedrooms and 2 ensuite bathrooms.
1 bathroom(5m²) is located between 2 bedrooms CH2 (13,5m²) and CH3 (14,5m²) and is accessible from both bedrooms ensuite. The largest bedroom of these 2 CH3 has a walk-in wardrobe and a cot. The third bedroom CH1 (28m²) on this floor has ensuite the second bathroom with separate toilet, and a walk-in wardrobe. In this bedroom, it is an option to add an extra cot if required.
From the entrance the natural stone staircase leads to the basement where there are 2 more bedrooms, CH4 (14m²) and CH5 (16m²) each ensuite with their own bathroom including toilet and the room equipped with air conditioning/hot air heating. The stairs above and below are secured with a roll-up stair gate.
All bathrooms are equipped with a washbasin with hand soap, Italian shower and hairdryer. There is a fourth WC in the corridor next to the entrance.
Our concern for sustainability has led to the installation of various technical ECO features such as: Solar panels, heating exclusively by heat pumps, a charging point for electric cars, and water points around the house fed by a system that uses water from the stream.
The upstairs floor has underfloor heating connected to a heat pump. This also provides hot water via a loop, so that hot water flows directly from taps throughout the house. With the exception of 2 entrance doors and 2 kitchen windows, all window frames are equipped with mosquito nets which, when used correctly, keep the entire house free of insects.
The large raised terrace 1 (80 m²) located next to the heated saltwater pool (36 m²) is accessible from the kitchen, the shared bathroom, the bedroom CH1 (28m²) and from the garden. The comfortable luxury lounge-set offers ample opportunity to fully relax while enjoying the peace and quiet, the beautiful weather and a good book. The terrace is fully enclosed, allowing small children to play there safely without permanent supervision.
The area around the pool is enclosed by a childproof fence equipped with 2 entrance gates each with a childproof lock.
Near the large covered outdoor kitchen is a children's playhouse with 2 swings, and climbing equipment.
The covered outdoor kitchen (4.9 x 9.6 = 47 m²) is equipped with a countertop as a workplace and a sink, cold running water, a grill plate, a fridge, electricity and a fixed BBQ. The 2.9-metre-long dining table offers ample space for 10 people. The lighting in the outdoor kitchen above the kitchen sink is practically - and above the dining table atmospherically lit for shared cosy evenings, even if it is not dry for once.

Bedroom CH 1 : Master bedroom (28m²) - 1 x double bed 180x200 cm Boxspring - Bathroom + ensuite WC - Walk-in wardrobe - Access to outside terrace - Option to add extra cot on request (**).
Bedroom CH2 : (13,5m²) - 2 x single bed 90x200 cm (*) Boxspring - Bathroom en suite (shared with CH3).
Bedroom CH3 : (14,5m²) - 1 x double bed 160x200 cm Boxspring - Bathroom en suite (shared with CH2) - Walk-in wardrobe - Baby cot.
Bedroom CH4 : Basement (14m²) - 1 x double bed 180x200 cm Boxspring - Air-conditioning - Bathroom + WC en suite.
Bedroom CH5 : Basement (16m²) - 1 x double bed 180x200 cm Boxspring - Air conditioning - Bathroom + WC en suite.
(*) NOTE 1:
The 2 x single bed 90x200 cm can be placed against each other and an extra top mattress 180x200 cm is available to make it a 1 x king size double bed 180x200 cm.

In addition to previously mentioned beds, there are also 2 cots (60 x 120 cm) for children up to 3 years old.
On request, 1 additional cot can be placed in bedroom CH1.

Septic tank:
The drains from sinks and WC discharge into a septic tank. It is therefore NOT allowed to flush anything other than the usual way. Similarly, it is NOT permitted to use antibacterial cleaning agents. All cleaning products must be suitable for use in combination with a septic tank (French: Fosse septique). All cleaning products present in the house are suitable for this. So when replacing an empty pack where doubt arises, just buy the same pack.
Pets:
Maximum 2 allowed, after written agreement from the owner.

With one's own log-in codes from ‘provider’ at home, one can watch TV via the Chromecast on one's subscription, exactly like at home, and thus not miss anything if desired.
Outdoor terrace 1 (80m²):
Dining table 350 x 100 cm with 10 chairs, lounge set for 10 people including 2 height-adjustable terrace tables and mobile parasols.
Facilities covered outdoor kitchen:
Griddle, sink with sink with cold running water, Fridge, BBQ, Dining table 290x100 cm with 10 chairs, electric work & mood lighting (dimmable).
Swimming pool:
6.0 x 6.0 metres, 1.5 m deep everywhere, heated, based on light salt water. The pool is covered with slats. It is operated by remote control. The sun terrace around the pool is equipped with an outdoor shower. In season, the pool is serviced weekly on a fixed day. The area around the pool is completely fenced and only accessible through two movable/ lockable gates, equipped with a childproof lock. One from the large terrace and one from the garden. Small children cannot reach this part of the property without supervision. If small children are present, the door from bedroom CH1 to the pool should be closed at all times after use, alternatively not to be used at all.
Parking:
On-site ample parking around the house for several cars. There is also space for 2 or 3 cars in the garage under the large terrace. In the garage is a charging point for charging electric cars. Charging time from empty to fully full is about 4.5 hours.
Garden around the house:
Very tastefully laid out, keeping in mind the old course of the stream. Maintained in season by a gardener based on a schedule in the house.
A vegetable garden has been laid out in the meadow in front of the house. Feel free to use vegetables and/or fruit suitable for eating.
The meadow in front of the house (1.4 ha) offers plenty of opportunities for all kinds of sports & games activities. It is mowed 3 times a year by a gardener.
